90% clearance rate and a new record price for McKellar: Ray White Belconnen Auction report

A new record price for the suburb of McKellar was the jewel in the crown for a highly successful Auction night for Ray White Belconnen.

The team took 10 properties to Auction, with 9 selling on or before the Auction night, and some results far exceeding expectations.

Over 140 people crammed into the Belconnen Arts Centre to watch more than 30 registered bidders fight it out for some of Canberra’s most highly sought after homes. Bidding took off quickly, with 6 Roberts Street, Macquarie being knocked down by Auctioneer Scott Jackson at $735,000 to start proceedings.

9 Pasmore Close, Kaleen also attracted heavy interest, with 78 groups visiting the property in the 3 weeks leading up to the Auction date. Ten registered bidders fought it out, with bidding quickly passing the reserve price of $700,000 and once called on the market at $715,000 the property catapulted to $741,000 with three buyers fighting it out.

“Large blocks in Central Belconnen have been attracting strong interest over the past few months” said Ray White Belconnen agent, Jake Battenally. “Buyers are comparing the value they are getting in these established areas with quality schools and shops, as opposed to the premium that they need to pay for land in the new suburbs. Demand is definitely outweighing supply at the moment.”

The jewel in the crown however was a stunning executive style home at 18 Heney Close, McKellar. With 5 bedrooms, 4 car garage and swimming pool, the property attracted over 145 inspections and saw 10 bidders register on the night. The eventual sale to a happy couple was at $1.21m, $160,000 above the reserve price, which far exceeded any expectations. Ray White Belconnen Sales Consultant Treston Bamber handled the sale, and was overwhelmed with the turnout and bidding on the night.

“I was confident we would reach the reserve price” said Bamber “but not in our wildest dreams did we expect someone to spend over $1.2m for the home. It’s an indicator of the momentum in the market at the moment, and I now have dozens of disappointed buyers who would consider similar homes in the area. It really was a great campaign.”
