Auction clearance continues to rise. Ray White Belconnen sells 11 from 15 in October

Ray White Belconnen had yet another successful Auction night at the Belconnen Arts Centre on Thursday, 31st October 2013.

Having sold 6 out of 9 properties under the hammer earlier in the month, the team backed it up selling 5 out of 6 properties under the Auction terms.

The highlight was the sale of a 6 bedroom house in Giralang which exceeded expectations going for a price of $605,000. Some $30,000 above reserve with competitive bidding from 2 parties. The property at 92 Canopus Crescent was in neat original condition and featured a 4 bedroom house upstairs and then a flexible living area with self-contained flats downstairs. The sellers were delighted with the result.

Other sales included a 4 bedroom home in Evatt which sold for $581,000 & 3 bedroom home in Spence that sold for $413,000. Both sales were negotiated by the Evatt & Spence expert Liam Wilson, who says the interest in the area remains high:

“Buyers are attracted to the value for money on offer, together with the proximity of the suburbs to Westfield Belconnen, CBD & Gungahlin” said Wilson. “Typically it is family buyers looking in the area, who appreciate having a bit of space around them, and like having a go0od local shops together with a choice of quality schools.

Mr Wilson has also just listed 2 new properties in Evatt and 1 new property in Spence due for Auction on 21st November.

Auctioneer Scott Jackson was the marketing agent for the property with the most registered bidders, with 4 people turning up to bid. The 3 bedroom home at 126 Atherton Street, Downer also went above expectations, and eventually sold for $605,000 under the hammer.

With a total of 11 out of 15 Auctions conducted in October sold under the hammer at a clearance rate of 73%, expectations are high for the  next Ray White Belconnen Auctions to be held on 21st November. 9 properties will go up for sale on the night at the Belconnen Arts Centre
